The Madeira Terrace restoration remains on schedule for completion in early 2027, although the project team has not announced a firm reopening date.
The update concerns the first phase of work on Brighton’s Grade II*-listed seafront landmark. Contractor J T Mackley began on site in November 2024 after being appointed by Brighton & Hove City Council.
Madeira Terrace restoration: what has been completed
At a recent public update meeting, residents were told that 15 restored arches had been erected and concrete had been poured for six sections of the new walkway. The deck will eventually receive a cream-coloured surface.
Work planned over the next three months includes electrical cabling and control panels, fitting the lift carriage, installing benches and completing brickwork around the new staircases and wall planters.
The council’s official Phase 1 project page says the scheme covers 28 arches between the Royal Crescent steps and Madeira Terrace Shelter Hall, alongside a new lift and staircase.
Why there is no exact opening date yet
The remaining cast-iron components are still being tested. If any part fails, a replacement can take around 26 weeks to manufacture, so the project team is keeping the target broad while saying the programme is currently on track.
The latest progress was reported by Brighton and Hove News following the update meeting.
What happens after Phase 1?
Funding for later sections is not yet secured. The council is exploring private investment after an application to the Heritage at Risk fund was unsuccessful, so the early-2027 target applies only to the current first phase.
The work is part of wider changes along Brighton’s seafront. Nearby, a 25-year lease has also been approved for the proposed return of the Brighton Wheel on Madeira Drive.
